It comes from driving the corridors, knowing the landlords by name, sitting in NAIOP meetings, and being here for every cycle — the post-COVID boom, the supply wave, and the recovery now underway. I've watched the Southwest Valley go from dirt roads to one of the most active logistics corridors in the American West. That context changes how I advise clients.
Data-Informed, Not Data-Dependent
Every conversation I have is anchored in current market data — vacancy rates, asking rents, absorption trends, pre-leasing velocity on the pipeline. I track Colliers, Sphere Real Estate, JLL, and Cushman & Wakefield research alongside my own deal flow. But data is the floor, not the ceiling. The real value is knowing what the numbers don't show: which landlords are motivated, which sites are about to move, and where the market is heading six months before it's obvious.
